Mt. Baker Basement ADU: a complete lift + restoration
The upper two levels of this classic turn-of-the-century colonial had been lovingly updated by Prestige in 2012. In 2015, the owners followed through on their vision to transform their poorly finished basement into an ADU to improve the functionality and value of their home.
The major challenge of this basement-remodeling project was the discovery of significant structural liabilities. Prestige has decades of experience with old house structural challenges and solutions. Our craftsmen collaborated with the structural engineer to plan and execute the technical structural efforts that included driving dozens of pin piles, extensive foundation work and a comprehensive seismic retrofit. Prestige lifted the entire building to do this work and took the opportunity to install steel I-beam supports to eliminate several columns and accommodate the new open floor plan.
Of special construction note: The homeowner family of four chose to live in the home during construction – the structure was temporarily on cribs and completely off its original foundation. The technical challenges were solved, a great new space was created and the structural integrity of the home was restored, all contributing to the safety and security for this young family for years to come!
